New Road Triangle

Construction of New Road Triangle is underway in Feltham. The new development, set to complete in 2024, will see 176 new affordable homes
for built for Hounslow residents on a former brownfield site in Feltham Town Centre.

The Site

Situated between Longford River, New Road and The Station Estate Road, the New Road Triangle site was previously mostly used by Network Rail to support its servicing of local railways, but the land was returned to London Borough of Hounslow in June 2021.

The site is well-located for Feltham Station and town centre amenities and the design will extend the nature corridor of the adjoining River Longford and create a safe new link from the town centre to the Glebelands playing fields.

Feltham is a housing zone and Opportunity Area, designated to deliver new homes, and the site has been allocated for housing in the draft West of the Borough Local Plan.

Development and planning

New Road Project is the flagship development of the joint venture partnership between Lampton Homes and EcoWorld London. Established in 2017 to deliver high quality, new and affordable homes on Council-owned sites across Hounslow, the partnership has delivered 75 homes and a community space

at Eden House in Hounslow Town Centre, 19 council family homes at Herings Hall Close in Brentford and 30 homes at Two Bridges in Feltham – including assisted living homes / a 24- hour supported accommodation for residents with learning disabilities and/or autism.

The project is the result of two years’ collaboration with London Borough of Hounslow and consultation with the local community.

Throughout the planning permission process, Lampton Homes and EcoWorld London engaged, updated, and sought feedback from residents, stakeholders and local councillors, through meetings, a consultation programme advertised to around 5,000 properties close to the site, and a dedicated consultation website.

Planning permission was granted in June 2022 and, despite very high construction market inflation, Lampton Homes was able to fix a construction price that maintains the exemplar quality approved at Planning Committee.

Having overcome the challenges of Covid-19 and supply chain issues bought about by Brexit, Lampton’s appointed contractors C-Field Construction commenced construction following a groundbreaking ceremony in September 2022.

High-quality design

New Road Triangle was designed by award winning architects Lifschutz Davidson Sandilands and award- winning landscape architects FFLO.

The high-quality architecture was commended by Hounslow’s Design Review Panel and takes cues from Feltham’s industrial heritage and the landscaping enhances the natural environment of the nearby Longford River.


New homes for Hounslow

New Road Triangle will deliver 176 much-needed new homes for local people, the most significant quantum of social (council) rented family homes delivered in Feltham for many years.

The scheme will consist of two residential buildings – one 14-storey building of 98 new homes along the western site boundary by Longford River, and one 11-storey building of 78 new homes running east to west along New Road.

On behalf of London Borough of Hounslow, Lampton Homes will purchase all the new homes, half of which will be social-rented and half of which will be for families, including 24 three-bed family homes, that Lampton will rent to key workers & local people on low incomes.
